VA - Home Loans - Cash Out Refinance and Regular Refinance

Program Description
Her is a great program that can help Veterans refinance their current loan. The loan does not have to be a VA-guaranteed mortgage. Most likely, the new loan is limited to 90% of the appraised value of the house. There are a few exceptions though.
General Requirements
Persons who may qualify for these refinancing loans include:
- Active duty service members
- Veterans (including Reserve and National Guard members who were called to active duty)
- Current Reserve and Guard members (6 years of reserve service if not called up to active duty)
- Certain surviving spouses

National Oceanic and Atmospheric Administration and Commissioned Officers of the Public Health Service are considered to be active duty members and veterans, once discharged.
Veterans must have been discharged under conditions other than dishonorable.
Length-of-service requirements apply in most cases.
You will need to have a valid Certificate of Eligibility (COE). You may obtain one from the VA or from your lender.

| Program Description
VA loan guarantees are meant for the purchase of condominiums, homes, townhomes, and manufactured homes (they have to be classified as real estate to qualify).
VA loans guarantees a percentage of the loan. This helps you, the veteran, find no-down payment mortgage at a great interest rate.

HUD came out with three major changes for FHA this week March 2012

| HUD came out with three major changes this week for FHA loans when case numbers ordered April 1 2012 and afterward. This does not mean that the loan must be closed by April 1, 2012 but a contract must be executed and the FHA case number ordered through their system by that date.
These changes have the potential to hurt the housing industry and disqualify buyers who could have purchased in the past!
Change #1- Increase in Upfront and Monthly MIP
The UFMIP will be increased from 1 percent to 1.75 percent of the base loan amount. This increase applies regardless of the amortization term or LTV ratio. FHA will continue to permit financing of this charge into the mortgage. Again, this change is effective for case numbers assigned on or after April 1, 2012. In addition, the monthly MIP will increase by .10. |

AISD is an urban diversed district that is striving in student academic achievement. AISD is currently the fifth largest school district in Texas. The district serves around 86,000 students at 124 schools. AISD student population has been growing yearly and in the last five years went up by six percent. AISD strives to help the economically Disadvantaged students and the population has grown by 15 percent. They have also seen a 14 percent growth in their Hispanic students, a 10 percent decrease in their African American population, and a 5 percent drop in their White student numbers. The District also supports families that represent more than 94 languages, and they also teach seven languages other than English in their schools, including Spanish, Chinese, Japanese, and American Sign Language.

Austin Energy $50 Old Refrigerator Rebates.

| Austin Texas has another great program to help you save the environment and to put a few bucks in your pocket as well.
If you have an old refrigerator with a standard size of 14-27 cubic feet and it is currently working. You can call 1-800-452-8586 and arrange for Austin Energy to come pick it up and give you a $50 REBATE to boot. So far they have collected over 15,000 fridges and 2 of those are from me. It is a great thing for the environment and plus when a major company charges you 50 bucks to deliver this can help offset the cost.
The refriderator is an appliance that uses most of your energy so when you buy new and recycle you help to save some money on electricity.
