How to Sell a Home If You Have a Family

Bookmark and Share

When selling your home, having it in the best showing condition it can be has got to be your highest priority. Getting that done when you have small children in the house can be tough at best, let alone to make it stay in that good condition the whole time your house is waiting to be sold. There are a few simple things that can be done to keep the place in order even with the kids running around. After all, especially because you'll be moving them and lots of things will be changed significantly, they don't need the pressure of being expected to act like store mannequins.

Children tend to collect toys of all different types. They like variety and in our culture generally tend to identify with the process of ownership. "Mine!" is often an expression learned early. As a parent you have probably become used to the sight of clutter, but a person who is not used to small children will notice it. The first step to take, then, is to organize the children's belongings so they can easily be put away and mostly out of sight. This may involve getting and using toy chests, closet shelves, or big colorful storage boxes. Find storage that can fit into the room without being too obvious. Don't feel like you have to hide absolutely everything.

Tidy up the Outside as Well
Naturally the outside neatness is what gives the initial impression to a potential buyer and is very important. Find ways to set up, or store, the children's outdoor playthings and other toys in a neat and tidy way to present the outside of your house as attractively as you can. The things that cannot be put away in a garage, shed or other outdoor storage do not have to be all put away but they must not look too cluttered.

Clearing Out the Excess Belongings
The process of cleaning out belongings that are more than what you need on a regular basis such as donating to Goodwill, or having a yard sale, is just as pertinent to the kids' belongings as it is to all the other family treasures. This is a good life skill even if you are not moving. Children as well as adults have to know how to set priorities. Learning how to let things go and moving on is a vital part of living. This process can be a growth opportunity for the children, though it will be important to get their participation and not force their decisions.

Even if you didn't get rid of a thing, though, you can accomplish a lot of good if you start using good storage techniques and taking steps to keep things in an organized way. Besides, keep in mind that anyone buying a home where a family is raising young children will generally be interested in a family home themselves. Showing that the children's rooms can handle all of the toys and games can be a great demonstration of the home.

Discipline will be required to keep everything in order, once you are all organized. The challenge of keeping everything reasonably well organized once it is sorted can be difficult, but it is not out of reach. Once you have your storage, keeping everything straight will be lots easier. Take steps to limit the number of different things your children are playing with. You can even make the goal of keeping the house straight into a game, or adventure or challenge for the children..

There is no need to turn your home into a sterile clean house where it looks like no children would be allowed. That's not good for you or for the children, and it would not actually make an appealing home. Many people buying a family home are happy to see a house that is inviting to live in, with toys in use. Just be aware that it should be kept a little on the neater side of the norm.

If you have children who are an extremely hard case it might be good to put down a rug for them that can be put away when potential buyers come by to see the home. Keeping the finger paints and other messy put away might be a good idea too.

In summary, it's not so difficult, is it, to allow the children to continue with their normal and healthy play while offering your home and keeping it in the good condition that a real estate selling situation demands. There is even some gain to be had, in gaining practice in cooperation. A little patience and a little careful attention, coupled with daily attention to clutter, will make the sale of your home when you have small children easy to manage.
