#5 – Once you’ve picked out a new home builder:

  • Contact me via phone or email to go over any questions before signing your contract. We are here for every step of this process to ensure all of the paperwork is in place and to go over the new home contract. Congratulations! You’re almost there!

#6 – At closing, get 2.5% CASH BACK!

  • Use this money towards closing costs, lot premiums, moving costs, new furniture, or however you’d like!

What if I need more help with my new home purchase?

If you are in the Austin Texas area, I can help, even more,  by going to the builder with you. I can help with picking out your options in person and even going to the signing of the contract. When it is time to close, I can help you with your walk through to be sure the home is in tip top shape.

What is a new New Home Rebate?

If you are planning to buy or build a new home anywhere in the great state of Texas, there is some great news. Just find ANY participating Texas Home Builders and you can earn a New Home Rebate, to you, in the amount of  2.5% of the base price of the purchased home! If you need more help with your purchase we have a very competitive rebate for that too.

Almost all New Home Builders in Texas will work with a real estate agent. Builders calculate their commissions into their sales prices of the home. If you don’t hire a Realtor, such as Austin Homes, the builder can not give you a rebate or reduce the home price as you are not licensed Broker in Texas. So, basically you are leaving money on the table. Don’t be fooled by some builders saying their incentive counts as a rebate.

Buying a new home can be an awesome, but sometimes scary experience.  The nice thing about purchasing a new home is knowing that the home was built to the current city codes and the energy efficiency of the home will be a lot better than a resale home.

When Should I Start Looking for my New Homes Purchase in Texas?

On your very first visit to the new home builder please list Austin Homes, Realtors, as your broker, on the builders registration card that the sales counselor will provide. Again be sure to do this with each builder to ensure you will get your rebate from us.

How Do I Quality For a New Home Rebate?

To qualify for your new home rebate, you must sign a buyer representation agreement with Austin Homes, Realtors before your first trip to any home builder in Texas. Please take the form, I’ve provided to you,  to each and every builder you visit. Make a few copies to be sure you have one on hand. Then when you meet the builders sales counselor you can hand them the form so they know you are working with a licensed Real Estate Broker.  This will ensure you will get a rebate on or after the closing of your new home.  

I am Ready to Write an Offer with the New Home Builder, Now What?

You will want to make sure that Austin Homes, Realtors is listed as the Buyer’s broker or called selling broker on the builders contract.  You will also want to be sure that everything you have talked about with the builder will be entered into the contract.  

Does it cost anything for me to participate in this program?

We do not charge you anything for this benefit!  With that being said, you should discuss any possible tax obligations with a tax professional.  Austin Homes, Realtors is not responsible for the reporting or payment of any federal or state taxes in relation to your rebate.

Is this program only for new construction homes?

Yes, either homes already built by the builder or if you build on a new home site.

Does your rebate program cover all of Texas?

Yes, we cover the entire state of Texas.

How can I use the new home rebate?

The best way to use the rebate is to have the funds credited towards your closing costs. This will be dependent on your lender’s requirements.

Another way is to use the money towards a price reduction and this will have to be approved by the builder at the time of contract.
You may also try and use the money towards additional upgrades for your new home and again you will have to ask the builder.

What is the catch? Are there any restrictions to this offer?

There is no catch! There are some rules though. This offer is only good if you are not currently working with another real estate agent and there is not a written buyer’s agreement already signed.

You must register with an on-site sales counselor and just list “Austin Homes, Realtors” on the Guest Registration Card as your Real Estate Broker. This offer may be could be VOIDED if you have visited the new home builder with our registering Austin Homes with the on-site sales counselor.  Most builders want to work with Brokers so they can make an exception. It is always good to ask.  

The purchase contract for your new home (or any addenda) must have “Austin Homes, Realtors” on it as the Buyer’s Broker; The new home rebate has to be approved by your lender.
